How a Loan Signing Works
- Schedule the signing — Title, escrow, signing services, or borrowers can call (702) 965-2448 or book online. We confirm the appointment with the borrower promptly.
- Documents reviewed in advance — We check the package for missing pages, blank notarial certificates, and name variations before the appointment, and flag anything that looks off.
- Identification verified — Every signer presents a valid government-issued photo ID, recorded in our notarial journal as Nevada law requires.
- Sign in the presence of our notary — We identify each document by name and show where signatures, initials, and dates belong. Do not sign anything beforehand.
- Page-by-page review — The full package is checked for completeness before the appointment ends, so nothing comes back from the funder.
- Return to escrow — Same-day scan-backs on request, originals to the courier the same day or first pickup the next morning.

Can't meet in person? Sign your loan package from anywhere over a secure, live video session with our Nevada electronic notary. One flat price of $100.00 covers the whole package — refinance, HELOC, purchase, seller, or loan modification.
What's Included
- All remote notarizations in your loan package
- A live notary who identifies each document and shows you where to sign, initial, and date
- Electronic signatures and the notary's electronic seal
- Identity verification for every signer and a securely recorded session, as Nevada law requires
- Your completed package delivered electronically to your title or escrow company — no printing, scanning, or courier needed
Before You Book
- Your lender and title or escrow company must allow a remote closing. Many still require wet-ink signatures, so confirm with your escrow officer first
- Each signer needs a device with a camera, microphone, and speaker, plus a stable internet connection — a computer or tablet is easiest for a full loan package
- Each signer needs a valid, unexpired government-issued photo ID and verifies their own identity online
- Plan for about 45–60 minutes, the same as an in-person signing
How to Get Started
- Confirm with your escrow officer — Make sure your lender and title company allow a remote online closing.
- Send your request — Fill out our remote request form and choose "Loan Signing Package." Uploading documents is optional — your title or escrow company usually sends the package to us directly.
- Get your invitation — We confirm the details and email you a secure payment link. After payment, each signer receives an email invitation to the video session.
- Sign online — Meet our notary on video, sign electronically, and we return the completed package to your title or escrow company.
Important Reminders
- Do not sign your loan documents before the appointment — the notary must witness your signature
- All signers must appear before the notary with valid government-issued photo ID — in person, or on live video for a remote online signing
- Confirm your ID name matches the name on the loan documents — tell us in advance if it doesn't
- Plan for about 45–60 minutes for a full loan package
- As notaries, we cannot explain the terms of your loan or give legal advice — questions about your rate, payment, or terms go to your lender or escrow officer
Frequently Asked Questions
What is a notary loan signing agent?
A loan signing agent is a commissioned notary public who presents loan documents for signing, verifies the identity of every signer, completes the required notarizations, and returns the executed package to the title or escrow company. We guide you to where signatures are required — but we do not explain or interpret the terms of your loan.
Can you explain my loan documents to me?
No. Nevada notaries cannot provide legal advice or explain loan terms. We identify each document by name and show you where to sign, initial, and date. Questions about your interest rate, payment, or loan terms should go to your lender or escrow officer — we're happy to help you get them on the phone during the signing.
Do you travel for loan signings?
Yes. We conduct mobile loan signings at homes, offices, and title companies across Las Vegas, Henderson, North Las Vegas, and Summerlin. Travel fees are quoted and agreed before we travel. You can also sign at our office at 8784 S. Maryland Pkwy, Suite 105.
Do you work with title companies and signing services?
Yes. We accept assignments from title companies, escrow officers, lenders, and signing services. We confirm appointments quickly, print to your specifications, and provide same-day scan-backs on request. Call (702) 965-2448 or email Phil@FingerScan-Digital.com to set up an account.
Can you do evening or weekend signings?
Our office hours are Monday–Friday 9:00 AM–6:00 PM, with Saturdays by appointment. Evening and weekend loan signings can often be arranged in advance — call us to coordinate.
What does the package price include?
Everything: printing your full document package, presenting the documents for signing, all notarial acts in the set at Nevada's statutory rates, a page-by-page completeness check, same-day scan-backs, and courier drop-off. The only possible addition is a travel fee for signings more than 5 miles from our office, which is always quoted and agreed before we travel.
What ID does each signer need?
A valid, unexpired government-issued photo ID — driver's license, state ID, or passport. Every signer must appear in person, or on live video for a remote online loan signing.
How long does a loan signing take?
Plan for about 45–60 minutes for a full purchase or refinance package. Seller packages, HELOCs, and loan modifications are usually shorter. Reverse mortgages can take longer because of the number of documents.
What if the name on my ID doesn't match my loan documents?
Let us and your escrow officer know before the appointment. Small differences — like a middle initial — are often handled with a signature or name affidavit in the loan package, but your title company decides what's acceptable. Catching it early prevents delays at funding.
Can someone sign for me using a power of attorney?
Sometimes. The lender and title company must approve the power of attorney in advance, and the attorney-in-fact signs in a specific format they will provide. Contact your escrow officer first, then let us know so we can prepare.
What happens to my documents after the signing?
We review the full package for completeness, provide scan-backs the same day when requested, and deliver the originals according to your title or escrow company's instructions — typically the same day or first courier pickup the next morning.
Can I sign my loan documents remotely?
Yes, when your lender and title or escrow company allow a remote closing. Our remote online loan signing is $100.00 per loan package. Each signer joins a secure live video session, verifies their identity, and signs electronically. Many lenders still require wet-ink signatures, so confirm with your escrow officer first.
